Designing and building a home requires a lot of decision making and the ability to prioritise wants and needs. There are a lot of stages in the process and many elements within each stage, which is challenging to navigate without proper guidance.

Architectural design, build cost estimating, interior design, building, and landscaping – this is the breadth of services offered by Urban Habitats (they also undertake their own developments). Key to their success is their ability to leverage off of their experienced team; the communication between the different operators ensuring a clear understanding of design and build. For clients, this is a valuable point of difference. Having all of this expertise under the one roof means that details can be debated, problems can be identified, and opportunities can be maximised early in the design phase – this collaboration often achieving outstanding results.

A recent Urban Habitats project on Albert Street in Goodwood is a good example of this – in this build, a concrete plinth under the fireplace, which transitions into the first two stairs that lead to the upper level, was a thoughtfully considered design detail that presented construction challenges.

Consultation between architect and builder was paramount to the success of this design aspect, together with holistic, whole project thinking. The conversations start early, ensuring that all parties are across every aspect of the build. Central to this is detailed construction drawings.

When a meticulously deliberated design starts becoming a reality onsite, it is paramount that everyone is across the detail. Comprehensive drawings and clear communications can also save time – and money – making the delivery of the home smoother. This high level of communication and vision of the end-goal not only offers potential time and cost savings, it also means than any variations to the design can be dealt with directly.

Working with the original architect for the duration of the build also ensures the original design intent is delivered as envisioned. The Albert Street build had an 11-month construction phase – fastidiously detailed construction drawings and consistent communication between the architect, interior designer, estimator/contract administration, and project manager meant this home was built on time and on budget.

Budget and cost decisions for this particular home took into account the build objective, which was to deliver a high-quality home with a point of difference, on a compact site. Areas of spend were prioritised in line with this, and as a result the home includes many stand out features, such as a central courtyard, a cellar, polished concrete flooring, three-metre-high ceilings at ground level, perforated metal screening and an open staircase.

Having a clear objective from the outset, and the support of a design studio and cost estimating team, meant that costs could be determined ahead of time and efficient building strategies utilised to ensure that wow-factor elements could be included without blowing the budget.

Well-considered design, comprehensive communication, and a team that is concentrated on delivering the best build outcome for clients is at the core of Urban Habitats’ holistic design and construct approach.

Challenges are addressed head-on as a project team and the design objective is considered and upheld throughout the course of construction. Details are shared and opportunities are maximised by the pooling together of expertise and experience; a collaborative approach that instils confidence and facilitates building success.

A picture tells a thousand words, especially for Caleb and Jasmin from Adelaide’s Blush & Pose Photography. The husband-and-wife duo capture picture-perfect moments that are intimate and real; memories that are frozen in time. We catch up to find out more about the creatives behind the lens.

Tell us a bit about how you fell into photography.

Before photographing weddings and launching Blush & Pose, we ran a photo booth hire business in Tasmania. With every weekend filled with the excitement of another celebration and meeting new couples, we realised just how much we looked forward to our job. From there, we expanded in Adelaide and moved into photography too and have loved every minute of it.

Describe your style.

We love working with natural colours, so our images look timeless. Our signature style is light and airy, allowing your photos to always look fresh. We value our couples and always ensure everyone feels comfortable in front of the camera, so our approach is always very personable.

What’s it like working together?

Working as a husband-and-wife team is absolutely fantastic. Having two photographers is a huge advantage and it means we get to have fun together, while capturing the day from different angles. In addition, we also cover each other when necessary. Another huge benefit of working together is that we both know what our strengths and weaknesses are. I often tend to focus on the technical aspect, such as the lighting and camera settings, while Jasmin focuses on bringing her energy and creativity. We also complement each other in many ways too.

Our wedding day was 10 years ago and we definitely have some beautiful memories. We chose to tie the knot in a country garden setting in the Adelaide Hills and often look back on our beautiful photos. It’s a day we never want to forget and we treasure all the photographs that we have.

What’s trending in wedding photography?

Candid photography moments have been something our couples have been asking for more and more, so this seems to be trending. People like the formal shots and they definitely still want them, but candid unposed moments are spontaneous and fun. Everyone loves looking back on these kinds of moments. Another strange trend seems to be blurry photos. It’s definitely becoming a thing and we’re seeing this more and more on social media. We can hardly believe it’s on the rise. We don’t think it’s the kind of trend we could embrace and don’t expect it to keep trending in the future.

What’s the secret to a taking a good photo?

There’s so much that goes into a photo that it’s difficult to pick one thing and say “that’s it”. You have to consider lighting, the direction of the sun/light, the foreground, the background, the angles and the moment. When it comes to wedding photography, everything is important. However, if we had to give one good tip, it would be to ensure you have a fast shutter speed. This allows you to freeze and capture the moments quickly and you’re less susceptible to camera shake. It’s a great tip for wedding photographers, especially because we’re always on the go and looking out for those special moments to capture.

What advice do you have for brides and grooms when selecting a photographer?

Always arrange to meet your photographers, as this is a great way to get to know them a little. Your photographer/s will be with you the whole day and given that your wedding is such an intimate event, it’s important you hire someone that you feel comfortable with.

Leaving a Footprint on Rundle Mall

Spendless Shoes has relocated to Rundle Mall.

Officially opened last Thursday (June 1), Spendless Shoes‘ former James Place store has moved to Rundle Mall’s western side (directly across from Uniqlo).

A facelift from the former CBD store, the Rundle Mall location is bigger with a more spacious fit-out, which is expected to bring new shoppers to the space.

Now employing more than 1000 staff across 210 stores nationwide, Spendless Shoes is investing in
a number of new shopfronts.

Spendless Shoes Chief Operating Officer Jaimee Charlton says they’re excited about the new
look and feel shopfront for its Adelaide CBD store.

“We’ve had our eye on this location for a while, and we’ve invested to ensure our customers get the best in-store experience,” she says.

Spendless Shoes began with just one store in Glenelg in 1988. The Adelaide CBD store is one of the oldest Spendless Shoes outlets.

Kick Starting Fashion Trend to End Period Poverty

South Australian fashion HOUSE Sunset Lover has teamed up with not-for-profit organisation KickStart for Kids to raise awareness for young women living without access to feminine hygiene products.

The local fashion brand, which uses compostable fabrics in its designs, will run a fashion parade showcasing its new collection at KickStart for Kids’ inaugural period poverty fundraiser at the Belgian Beer Café (27–29 Ebenezer Place, Adelaide) on Friday, May 26, from 12.30pm.

The Sunset Lover collections are designed in collaboration with the South Australian Museum and
Botanic Gardens of South Australia, drawing inspiration from various species of flora
and fauna.

Featuring prints from South Australian botanical illustrator Gilbet Dashorst, Sunset Lover’s luxury pieces donning the runway are part of its latest mythological gardens collection.

Sunset Lover creative director and founder, Melanie Flintoft, said: “We love KickStart for Kids and all
they do for our state, so I didn’t think twice when considering partnering up for this incredibly
important fundraiser.”

The fundraiser will include a silent auction, live music from DJ Ashie, and inspiring speeches from KickStart for Kids founder Ian Steel and KickStart for Kids ambassador and SAFM breakfast host Rebecca Morse.

Period poverty has been highlighted as a real issue in Australia after a 2020 report by the Commissioner for Children & Young People revealed more than half (51%) of school students reported not having access to feminine hygiene products. In fact, 26% had missed school because their families couldn’t afford sanitary items.

All proceeds from the fundraiser will go to KickStart for Kids’ period poverty cause. Guests are also encouraged to donate sanitary items.

What’s The Best Way to Sell Your Home?

There’s more involved in selling your humble abode than whacking up a ‘For Sale’ sign and crossing your fingers. There are a few ways to get buyers to sign on the dotted line, according to Harris Real Estate Property Expert Georgie Todd.

Are You Off the Market?

In an off-market residential sale, the seller chooses to sell their property privately. That means the property isn’t listed on sites like realestate.com.au or domain.com.au.

At Harris Real Estate, this is done through an off-market database of more than 22,000 registered buyers and listed on Harris’ off-market website.

So, how does it work? Harris reaches out directly to buyers by performing an automatic search of all buyers who have outlined requirements like the property being sold. Harris then get in touch with buyers direct who’ve outlined requirements similar to the property being sold and reach out to attendees or enquiries of similar listings they’ve recently sold.

Upside: There’s a level of privacy and exclusivity that comes with an off-market sale, for both the buyer and seller. Buyers often get access to properties that aren’t available to the public, and sellers can avoid the hassle of preparing their property for public inspection and paying presentation and marketing costs.

Downside: There may be fewer potential buyers, which could limit the final sale price.

Do You Want More Control?

The Private Treaty method of sale is where a property is listed for sale with no advertised end date to suggest when offers are due. The seller may accept, reject, or counter the offers made by the buyers until an agreed-upon price is reached.

Upside: Private Treaty allows the seller to have greater control over the sales process and the final price.

Downside: It may take longer to sell the property as negotiations can take time. The seller may also have to wait for the right offer. If the property isn’t priced correctly, it may sit on the market for an extended period without receiving any offers. It also allows buyers to have conditions on their offers, such as ‘subject to finance’ or a building inspection, plus a 48-hour cooling-off period.

Make Me Your Best Offer

The Best Offer or ‘Expressions of Interest’ method of sale is where the property is marketed with an advertised price guide, range, or the potential buyer may be asked to contact the agent. Buyers are then invited to submit their best offer by a specified deadline. The seller considers all offers and decides which offer to accept, reject, or counter before or on the due date.

Upside: This method of sale creates a sense of urgency and competition among buyers, which may result in a higher sale price.

Downside: Potential buyers sometimes have limited time to view the property.

Going Once, Going Twice…

Finally, you can sell your property through auction where potential buyers compete by placing bids until a reserve price is met and the highest bidder is determined. The auction is typically conducted by a licensed auctioneer who oversees the bidding process.

Before the auction, the seller will usually set a reserve price, which is the minimum amount they’re willing to accept for the property. If an agreed price is met, the auctioneer will confirm the sale with the highest bidder and a contract for sale will be signed on the day of the auction.

If the bidding doesn’t reach the reserve price, the property may not be sold – this is called ‘holding the property over’ or ‘passing it in’.

Upside: An auction can create a sense of urgency among potential buyers, and the competitive bidding process can result in a higher sale price for the seller. There’s also no cooling-off period.

Downside: There’s a risk that the property may not sell if the bidding doesn’t reach the reserve price, or if there are few interested buyers.
