Why are first impressions important when it comes to selling?

It’s vital to pull on the heart strings and make sure your property appeals to as many people as possible, as ultimately this will mean a better sale price. The majority of buyers decide if a property is right for them in seconds, so it’s imperative to ‘set the scene’ from the get-go to engage as many people as possible.

The first opportunity for sellers to engage with a potential buyer is through marketing – what are some tips on making the most of this ‘first showing’ of the property?

Investing in a premium photographer is essential. It’s also wise to consider adding aerial photos, a property video, a detailed 3D style floorplan, or a site plan showcasing the allotment, and other amenities the property might offer, such as a pool or tennis court. Thinking critically about ways a home can be advertised both digitally and traditionally is also important, as the more people who engage with a property, the better price it will get.

Once potential buyers are physically at the home, an aesthetically pleasing façade is the first thing they will see. Explain why this first impression is important and some simple ways sellers can enhance their street appeal.

An appealing frontage is key as many potential purchasers will drive or walk by prior to inspection to get a feel for the home. A critical eye is needed to ensure street appeal – neat, healthy gardens, clean windows and clutter-free porches sound like obvious items but they’re often the things we’re most oblivious to in our own home.

Getting an emotive response from potential buyers is key – why is this? And how can it be achieved? An emotionally invested buyer may pay a premium on the ‘true value’ of a home.

Having a property looking exceptional, smelling amazing and feeling like home is going to help more buyers instantly fall in love.
