An open house inspection is one of the best times to ask questions. What should people be asking agents?

Think of an open inspection as your opportunity to ask the agent questions that’ll help set this home apart from the rest. It’s important to know how long the property has been on the market for and its expected price range. But equally, it’s good to understand the history of the house. Has there been any recent renovations or upgrades? What are amenities like? And are there any easements or strata fees associated with the sale? If the answers to those questions are ticking boxes, it’s also good to find out what the next steps are, including how the agent handles offers and what the cooling off period is.

Location is equally important. What should potential buyers consider asking agents about the area that could confirm their interest?

Ask questions that’ll help you understand the environment and community surrounding the home – how close are the local schools and supermarkets? Where’s the nearest public transport? And are there any good coffee shops or parks within walking distance? It’s also good to consider if there are any future developments nearby that might affect the house. Lastly, it never hurts to ask about the current market situation and what other properties nearby have sold for.

Tell us more about building rapport with the agent. How does it help with potential sales?

Clear, transparent communication between a buyer and an agent helps streamline paperwork and negotiations. If the agent can see you are a serious, straight-shooting buyer, they can convey this when presenting offers to the owner. Plus, if the open house isn’t quite the right fit for you, building rapport with an agent means they may suggest similar properties that suit you and your family’s needs later on.

How can you discover if you feel comfortable in the home without being disruptive?

Take your time to imagine yourself as the new owner when walking through the house, picturing what life could be like if you got the keys. If you feel serious about purchasing the property, ask the agent for a private appointment outside the allocated inspection time to really get a feel of the property. Also, arriving on time helps!

Remove any clutter or overly personalised items from rooms, do a deep clean and curate a welcoming vibe – fresh flowers, laid-back music and lit candles are easy yet impactful touches.
