There are more than 2000 real estate agents in South Australia. So, how do you find the right one to sell your home? We chat to property professional Georgie Todd from Harris Real Estate to find out.

What’s the first step to finding a good real estate agent?
A great way to research a real estate agent is by doing a basic Google search of their details to see what comes up and examining their profiles on realestate.com.au and domain.com.au. [Also], don’t underestimate the power of personal experiences; if you know someone who’s had a positive encounter with an agent, reach out and ask them about it.
How much does knowledge of location affect a real estate agent’s ability to sell a property?
I’d argue that an agent’s ability to secure an optimal sale price for your property takes precedence over their familiarity with the local area. While an agent may be well-versed in the local eateries and transportation routes of a specific suburb, their lack of negotiation or communication skills could ultimately prove detrimental to your sale’s final result.
How many real estate agents should someone speak with before making a final decision on who to enlist to help sell their home?
I typically recommend consulting with two or three agents. Any more could potentially be overwhelming and confusing. However, if you encounter significant discrepancies among the agents you’ve spoken to (in terms of price estimates or marketing and commission costs), it might be prudent to widen your search to find an agent that is the right fit for you and your property.
How important is it to be able to relate to or be aligned with how your real estate agent communicates?
I have observed instances where people choose agents they personally resonate with, which unfortunately has led to less-than-ideal outcomes. The primary factor when choosing an agent should be their successful track record and upstanding reputation. I believe that sellers should also consider their home’s potential market and determine who they feel comfortable interacting with.

How much does the reputation, experience and expertise of a real estate agent play into their ability to sell a home?
Hugely. Any agent can ‘sell’ a property. But no two sales are ever equal and, more importantly, it’s all about selecting the agent that will get the best price for your property. Every sale, every success (and failure) plays a part in the final result.
Do you recommend seeing a potential real estate agent at work (e.g. at open inspections) before making a decision?
For sure! If you have narrowed it down to two to three agents go and visit the mat an open home, send an email enquiry to them, give them a call. Lots of people can tell you how good they are, but make sure you put them to the test!
