How important is property maintenance when it comes to preparing a home for sale?

Toby: It’s paramount. Regular maintenance can eliminate the need for major works and reduce the timeframe required to get the property up to speed and ready for market. A well-maintained property will often require only cosmetic touch ups, which normally can be achieved on very tight deadlines.

Providing clients with interior styling and trade services is a real point of difference in a market currently saturated with styling for sale-type businesses – how does this complete approach benefit clients?

Nick: If you ask around it normally doesn’t take long to find someone who has had a negative experience with trades or when building, so to be able to provide a reliable team of trades with one point of contact is extremely helpful. For most people, their house is their biggest investment, so we aim to provide a service that reduces their stress during the sale process and helps them to maximise their end result.

Toby: Selling a property can be an extremely stressful time and having to deal with multiple contractors working around each other toward a common deadline can be really challenging. We take the stress out of the process by having reliable, consistent and high-quality trades at our fingertips, as well as managing the entire process from start to finish. We are fully licensed through the governing body in South Australia and are insured for all work carried out by our trade and styling teams.

What kind of trade and home improvement services does Presenting Beautiful Homes offer?

Nick: We provide access to reliable trades in most areas of the building industry.

Toby: Our most common services include painting, landscaping, cleaning, carpentry, pressure cleaning, flooring and electrical.

And the clients are in good hands with a designated project manager overseeing all works – why is this so important?

Toby: They sure are. Arguably the best part about dealing with our team is having a dedicated project manager assigned to your job. Your project manager will keep you up to date with all relevant details about your property before and during the works. If our trades find something unexpected, we come to you with solutions, not problems, and do our best to customise the experience for every client.

Nick: Knowing that they have one point of contact for all trade work simplifies the timeline and ensures that the process runs as smoothly as possible.

In real estate, speed to market is vitally important – how can you assure your clients that trades will run on time (and to budget!)?

Nick: Speed is usually a rare concept when it comes to trades, especially during supply shortages, but we pride ourselves on being able to offer a fast turnaround for market due to the great relationships we have built over the years with our team of trades. Our system is to provide quotes to our clients after a site visit, so that we can provide an accurate scope of work and schedule to complete the work in.

Toby: It’s what we do. We specialise in short turn arounds and when first meeting a potential client we assess what needs to be done and set realistic timeframes with the client, real estate agent and stylist.

What’s the most common maintenance-related oversight people make when preparing their home for sale?

Nick: We’ve seen a few over the years, but I would say not repairing rotten timbers on the exterior of a property is a very common thing that sellers often miss. Rotten timbers are a major item that a building inspector looks for as it can point to a lack of maintenance like cleaning gutters or trimming back of vegetation.

Toby: Gutters and rain heads – keeping these clear is an easy maintenance item, but if neglected can cause irreversible damage to woodwork and surrounding areas.
